Hanoians tended to prefer west area housing projects due to the long held belief going over the bridge meant going out of town. The Western area has been receiving support and development over the past 10 years and developers naturally focused their investments there with the residential supply there has accounted for around 50% of all Ha Noi supply, according to our Research. This massive development has put urban transport infrastructure under increasing strain. However, the perception of the West Bank is gradually changing with a growing concern from buyers of the new areas and new counties that are about to be established.

Long Bien has the total area equivalent to five urban districts, and was once agricultural land but urbanisation has changed all that. Many projects by prestigious developers, infrastructure planning and transport connections synchronised with advanced facilities have already attracted many potential buyers to the area. There are 7 bridges over the Red River and 4 more are anticipated to connect Ha Noi and the East Bank Long Bien district and areas like Dong Anh or Hung Yen. Transportation is becoming more and more improved and for those living in the Eastern region as it only takes around 15-20 minutes now to get to the city centre. Province utility infrastructure has been improved with much better quality schools and large-scale shopping centres such as Aeon Mall and Mega Mall. Long Bien is also the first Ha Noi District to have a golf course with many more expected to be developed there in future.

The Long Bien District development arc bears some semblance to Thu Thiem District in Ho Chi Minh City. With inconvenient transportation connections before a series of bridges and tunnels connecting District 1 opened, the district was not a favorable buying destination and prices were low at VND 20-25 million/m2. After the new infrastructure opened the local housing market had more interest in Thu Thiem until it became as now, one of the hottest areas. Many housing projects are being opened and gaining a lot of attention. With what has happened so far and what is expected with East Ha Noi, it is very likely a similar scenario to Thu Thiem will happen to Long Bien District.
