Japan Excellent Inc entered into purchase agreement to acquire Aoba-dori Plaza and Daiwa Minami-morimachi Building from Bois Vert LLC for ¥6.5 billion.

Japan Excellent Inc (TSE:8987) entered into purchase agreement to acquire Aoba-dori Plaza and Daiwa Minami-morimachi Building from Bois Vert LLC for ¥6.5 billion on January 8, 2014. Japan Excellent Inc will acquire stake in Aoba-dori Plaza for ¥2.12 billion and will acquire Daiwa Minami-morimachi Building for ¥4.41 billion. Japan Excellent Inc will make lump sum payment upon acquisition.

In a related transaction, Japan Excellent Inc signed a contract to acquire the remaining 60% stake in Hamarikyu Intercity from Nippon Steel Kowa Real Estate Co., Ltd. for ¥12 billion. The transaction shall be funded through proceeds from issuance of new investment units, debt financing or funds on hand. Japan Excellent Inc launched new investment units and secondary offering worth ¥8.8 billion to fund the transaction.

The transaction is expected to close on February 4, 2014. Japan Real Estate Institute acted as appraisal agency for the Aoba-dori Plaza and Daiwa Minami-morimachi Building.

Japan Excellent, Inc. is a real estate investment trust (REIT) company. It aims to achieve sustainable growth in asset and stable earnings from mid- to long-term perspectives. It primarily invests in office buildings located in Tokyo's six central wards, central Osaka and Nagoya, Tokyo's surrounding areas, including Kanagawa, Saitama and Chiba Prefectures, as well as other government-designated cities.
