AGREEMENT ON THE SALE OF THE NYSDAM OFFICE PARK (LA HULPE - BELGIUM)

ATENOR announces that an agreement has been reached on the sale of the shares of the company HEXATEN SA, owner of the NYSDAM OFFICE PARK, to a company managed by PROJECT2, an Antwerp property developer.

In 1997, ATENOR, through the company HEXATEN, began the construction of a premium Business Park on the exceptional site of the NYSDAM estate in La Hulpe.

Set in magnificent surroundings, not far from the Château de La Hulpe and from the Domain Solvay, the NYSDAM has the best of both worlds, being close and well-connected to town and also in a relaxing country setting.

Over the years, the site's accessibility has made its fame: the site has a direct bus line that connects it to La Hulpe train station in just 5 minutes, bicycle parks and charging points. It is just 15 km from Brussels and not far from the ring road and the E411 motorway.

The NSYDAM offers over 15,600 m² of office floor space and is formed by 2 wings of 6 and 7 floors rising above a common ground floor. It is a prime example of a building equipped to meet the requirements of today's businesses, with a conciergerie offering a wide range of services, lounges and fitness rooms. The building's ground floor, fitted with a vast co-working space, houses "BUZZYNEST", a business incubator that provides support and advice to young start-ups entering the digital sector.

In 2019, the NYSDAM underwent several renovations. The entrance hall on the ground floor and several floors were entirely redeveloped. The building's outer courtyard has been redesigned and a new outdoor car park created for visitors and deliverers.

At the beginning of January 2020, the NYSDAM has a lease rate of 100% and houses prestigious tenants such as BDO, IMERYS, TAKTIK, STANTEC and ATENOR.

The transfer of the company HEXATEN SA fits our clear strategy addressed to investors of not keeping any investment building in our portfolio, in order to focus the group's human and financial resources on the redevelopment/development core business. This sale will have a positive impact on ATENOR results in 2019.
