Building Energy-Efficiency Labeling System Certification

Nippon Prologis REIT, Inc. (NPR) today announced it has received a certification of the Building Energy- Efficiency Labeling System (BELS) for two of its properties, Prologis Park Zama 1 and Prologis Park Zama 2. BELS is a system to assess energy conservation performances of buildings, which is being promoted by Japan's Ministry of Land, Infrastructure, Transport and Tourism (MITI).
1. Prologis Group's Environmental Initiatives and BELS Certification
As described in the press release "Nippon Prologis REIT Receives Building Energy-Efficiency Labeling System Certification" dated Feb. 27, 2015, the Prologis Group, as a leading global provider of distribution facilities and NPR's sponsor, is committed to promoting renewable energy and incorporating sustainable features into its logistics facilities. NPR received the BELS certification for its two properties as a result of energy initiatives put into place by the Prologis Group. Especially, Prologis Park Zama 1 has received the highest rating of "★★★★★" for the first time as a J-REIT property, which represents the high quality ecological functions of logistics facilities developed by the Prologis Group.
2. Overview of BELS
MITI enacted the Assessment Guideline of Indication of Energy Saving Capabilities of Non-residential Buildings in 2013 to improve energy conservation in non-residential buildings in Japan and to indicate applicable energy-related information in various circumstances, including the real estate market. BELS uses an evaluation method that complies with the Amendment of Energy Conservation Standards (enforced April 1, 2014). According to BELS, a third-party evaluator assesses the energy conservation performance of buildings using a variety of measurements. Ratings are given according to a scale (one
star "★" to five stars "★★★★★").
