May an unlicensed person host an open house?

Yes, but the unlicensed person cannot show the house to prospective purchasers. Texas Real Estate Commission rules say that only licensed brokers or agents can show properties; however, a broker can hire an unlicensed person to serve as a host at homes offered for sale by the broker.

What does 'host' mean? The rules don't say, but it's best to limit his or her duties to welcoming and registering visitors and referring inquiries to the broker or agent. The host must not point out features of the home or neighborhood to visitors, but it would be acceptable for the host to distribute a flier or brochure that describes the property.
