EVAN invests EUR 30 million in micro-apartments for students and hospital nursing staff in Würzburg

- Construction of four new buildings and refurbishment of an existing property

- 279 furnished apartments and 20 shared flats planned

Würzburg, 22 January 2018: EVANGroup plc ("EVAN") (ISIN DE000A19L426 / WKN A19L42) is pressing ahead with its growth strategy in the area of student micro-apartments. The company is now realising its first project in southern Germany in the student city Würzburg. With an investment volume of around EUR 30 million, EVAN is building a residential complex with customised apartments for students and hospital nursing staff at the address Urlaubsstraße 2a and 2b in the immediate vicinity of the University Hospital Würzburg. Following the acquisition of the real estate, EVAN has now also obtained building permission from the City of Würzburg.

Four new buildings will be erected on the plots of land, which are conveniently situated in terms of transport, and an already existing property belonging to the housing cooperative Heimathilfe will be thoroughly refurbished. With a gross floor area of 11,382 m², the apartment complex will offer living space of 7,738 m² after its completion. The five buildings will house 279 furnished apartments and 20 shared flats. 74 units have barrier-free access. To meet the mobility requirements of the student residents, parking space for 45 motorcycles and 320 bicycles is to be created in addition to space for at least 107 cars. In addition, 3 car-sharing parking bays and 2 charging stations for electric vehicles are planned to ensure that the entire complex is fit for the future and sustainable in terms of developing transport needs.

The complete apartment complex consists of structures with 5 and 10 full storeys and is being built in a contemporary-modern architectural design. The focus is on an energy-efficient construction. The existing Heimathilfe building dates from the 1950s and will therefore be extensively refurbished to achieve the German KfW 70 energy-efficiency standard. The new buildings themselves will meet the particularly exacting KfW 55 standard.

The Würzburg property comes from the EVAN acquisition pipeline and is part of the livinit concept, with which new forms of housing such as micro-apartments are to be developed and managed. The company's plan is to operate the property itself and offer the apartments for rent only.

Construction will already start in the first quarter of 2018. The property is scheduled for completion in the third/fourth quarter of 2019.

The demand for small-scale living space remains high, especially among students. "In a university city like Würzburg, affordable, modern and energy-efficient accommodation is urgently needed. In the form of our new apartment complex, we are happy that we can create an attractive new offer for students and nursing staff that meets the latest standards and requirements," said Dr. Michael Nave, CEO of EVAN.
